Gaining Ground


After a lull last year, demand for commercial property is steadily rising and is expected to thrive in the coming months on account of steady enquiry levels, coupled with strong leasing activity. Realtors and developers feel market conditions are improving in the present quarter of the current fiscal.



Enquiry levels have increased by around 30 per cent compared to the last 6-7 months. It is a good sign, said a city-based broker. “There are about 50 transactions a month currently against 10-20 deals executed per month six months ago,” added the broker.

The eastern region has seen a greater percentage rise in both rental and capital values over the previous quarters compared to the other parts of the country. “It is expected to witness a large influx of supply to cater to the increasing demand from all segments. The increase in overall market activity in the region will provide further impetus to the growth of the eastern region,” said Kaushlendra Singh Sengar, CMD, Incubators Trading Gurukul, a market research firm flats in noida.

Commercial developments in the eastern region helped to build a favourable scenario for retail development. Rising income levels and exposure to international brands have raised aspirations of consumers who now demand a complete shopping experience, said Prabhakar Kumar, managing director, Nice Properties.

Some people are now negotiating 15,000-40,000 sq ft deals too.

Kumar said in the eastern region many big brands are yet to come. “The companies could not get space in the desired location in the last few years, he said.

“Demand for office space has shot up of late. With the revival in industries and the telecom sector witnessing rapid growth after issuing of new licences, our hopes on commercial real estate have been resuscitated. New companies need space for office and new call centres,” he said.

However, Abhijit Das, founder and managing director, Lemongrass Advisors, said: “The commercial real estate market in Kolkata and the eastern region has been comparatively slow, like the rest of the county now.”

In 2013, around 56.1 million square feet of office space will be developed and 45.9 million square feet is expected to be absorbed in India, JLL said. While from 2011 to 2014, demand is estimated to be approximately 160 million sq ft with a compounded annual growth rate of over six per cent.

Prices, which dropped 35-40 per cent in most markets after the global meltdown, bottomed out. This would offer investors a good opportunity to buy into commercial real estate, analysts said.

Lalit Kumar Jain, president, Credai said: “After the slowdown, not many new projects had kicked off. Consumption of 40-50 per cent of the property has taken from the old stocks. All the stocks will be exhausted soon.”

Talking about the current trends, brokers said individuals are increasingly investing in commercial space. At present, institutional investors account for 70-80 per cent but in the coming years, with surplus money and options there would be a huge demand for smaller office space.

“The office retail segment, once the domain of institutional investors and high network individuals (HNIs), is increasingly seeing a demand from retail investors. The demand for captive use of office space will increase by 20-25 per cent in the coming years,” say analysts.

The next few years will see a quantum spurt in the services and knowledge sector, opening up tremendous opportunities for retail investors, said analysts.

Many developers, in cities such as Mumbai, are offering smaller units of space (as small as 500-1,000 sq ft). Investors are now considering options in free-standing high street outlets or shops in malls, Kumar added.

Talking about the Kolkata market in particular, developers said the present situation of proper Kolkata is saturated. There is hardly any land left for developing structure. Going forward, commercial real estate in the CBD area of Park Street, Camac Street and Theatre Road will continue to witness steady enquiry levels, said Champalall Baid, director, Champalall and Co, adding that the outright sale value is likely to go up by 15-20 per cent in the next six months and rents in the same line in the CBD (central business district) area in the absence of lesser new supply.

“We expect the Kolkata market to absorb around two million sq ft in the current year. Kolkata as a market is adding huge amount of space and hence vacancy levels are expected to be high in the next two quarters,” Das said.

Now there are a host of options for commercial space - on EM Bypass, Sector V and the Ruby Connector.

“The Kolkata office market has witnessed a revival in sale and lease transactions and will continue to do the same,”Agarwal said.

Availability of large grade-A spaces at reasonable rates have made the Kolkata SBD area office market buoyant and it is expected to remain upbeat in the coming months. Relocation of old business houses from CBD to SBD areas will continue to increase in the coming quarters.

However, when we talk about Salt Lake and Sector V, which mainly house IT and ITeS companies, supply will exceed demand in the coming years as more office space will be created by then. The market will crash and tremendous pressure will be seen on the pricing, resulting in stable rentals in these locations, say experts.

Continued completion of office space in New Town has resulted in an increase in the vacancy rate. The average grade-A vacancy rate at New Town stood at around 43 per cent with no grade-B supply at present. The Salt Lake Sector-V experienced average vacancy rate in grade-A and grade-B supply at around 30 per cent,” said Pawan Agarwal, director, NK Realtors.

There is more demand for commercial spaces in the non-IT sphere,” said Nirmal Lunawat, executive director, Forum Group. “Around 2.5 million square feet built up area is lying vacant as IT global demand is going through a recessionary phase. The bare sale price per sq ft in Rajarhat hovers around Rs 30-Rs 50 and the plug-in plug-out facility is available in the range of Rs 45-Rs 70.”

Sources on the condition of anonymity said space in Techno polis, Godrej Waterside, Infinity Towers are lying vacant.

There are some who would not want to be too optimistic of the situation and would only hope that the market would be steady. The market is showing signs of rising demand for office space, especially in the outskirts but buyers are still price-conscious, it is learnt.

“Government support is required for speedy approvals and clearances from concerned departments to boost demand for commercial real estate,” said an expert.

However, with construction of a 90,000 sq ft commercial project by the Belani Group at Woodburn Park, another one lakh sqft commercial project at Theatre Road by the Heritage Group, Diamond Heritage, a B+G+ 14 commercial projects at Strand Road, the supply dynamics in the CBD area will dictate the rental movement in the coming years, the spokesperson from 99 acres said.

In the eastern region, rentals at present are in the range of Rs 60-70 per sqft. “The brands which forayed into the Kolkata market are now looking at smaller cities like Patna, Ranchi, Jharkhand, Guwahati and Bhubaneswar for expansion,” said Kumar.

Sources said around 3.5 lakh sqft in mall development is under way in Rourkela.

There is good demand in tier II cities like Asansol and Dhanbad as they are witnessing construction of  malls and multiplexes.

Talking about Delhi and the NCR region, Raj Sharma, MD, Best Property Deals, said: “The interest of MNCs and SMEs in office space is the reason why developers are concentrating on commercial projects. Connectivity with Delhi through the Yamuna Expressway is considered a very positive point.”

Greater Noida and Noida have witnessed tremendous growth in the commercial sector in the past couple of years. Property value has increased by 12-15 per cent across the city. Going by market trends, Greater Noida seems to have immense potential of becoming a commercial destination in NCR, Sharma said.

The real estate sector in India has been on a rapid growth trajectory as compared to past decades. However, Budget 2013 has apparently underwhelmed the real estate sector. As the finance minister said that India has faced huge fiscal deficit and there is a need to rationalise the expenditure; the Union Budget 2013-14 is a very controlled budget from the real estate sector point of view. It is not a big budget which could have encouraged the market as a whole. 
 
The real estate sector contributes close to 7%, which is around Rs 140,000 crore to the GDP of the nation. However, it is still facing suffocation due to various administrative delays on varoius counts. There is a shortage of 270 lakh dwellings and by 2025, shelter would be of a matter of a huge concern for about 50 crore people."The real estate sector is one of the most important sectors to be affected by macro-economic changes in the country. Another long term positive step which he has proposed is to set up an Urban Housing Fund with an allocation of Rs. 2000 crore which will infuse liquidity for urban housing, thereby boosting demand in urban centres. , Fitt on the other hand with the reduction in the abatement in service tax from 75% to 70% for homes that cost Rs.1 crore or above or are of 2.000 sq. ft or more in size would make the luxury housing more costly. 
 
The TDS of 1% to be charged on the-transfer of immovable property is an obvious move to curb speculation and bring about improved reporting and accountability in high-value immovable property transactions. Considering that the TDS is to be charged on the gross transaction value rather than net gains, sellers will have a cash-flow impact in situations where the sales are at a loss or at zero/negligible gains property in delhi ncr

Web portals dealing in properties say Rajarhat among the most searched addresses in the region

RAJARHAT: As online house hunting picks up among Kolkatans, web portals that deal in buying, selling and renting of properties online say that Rajarhat and nearby areas are among the most searched addresses in the region.



"We get around 10-15 percent of our overall traffic from Kolkata. Some of the most searched properties are in the New Town and Rajarhat area," says Bhaskar Bagchi, COO, Indiahomes. The property portal also has more than 70 percent of their expert advised projects located at Rajarhat. Availability of umpteen finished and unfinished projects in the area is what makes Rajarhat the most searched area by users.

"We also see a lot of affinity towards reputed developers on our web portal from the site visitors coming from this region," Bagchi says. These portals bring in many innovations in order to give a better idea of the property they are choosing to buy which more or less effects the buyer's decision to make a deal.

IndiaHomes, apart from providing detailed information like site plan and location match up on its portal also has as a tool called 'walk score'. "The Walk Score represents distances from basic amenities, so if the 'walk score' of a property is higher, it is more preferable", says Bagchi.

Most of the buyers who seek help from such websites are between the age of 25 and 35, according to Ashis Mondal, major account manager at maakan.com, a Kolkata-based web portal which provides real estate solutions. "Online traffic of real estate buying has increased by 80 percent in the last few years. The site is just like a virtual mall. All the visitors may not be buyers but 20 percent of the total visits culminate into deals." says Mondal.

According to maakan.com, the online buyers are mostly working professionals, young couples and those who have shifted to the city recently. Since most of the shifting population in the city works at Salt Lake, it makes the New Town and Rajarhat area a sought after location online. The site's 40 percent of dealings are done for properties at Rajarhat.

Talking about how a property web portal generates revenue, Mondal explained that the revenue is generated from the seller (broker or developer), individuals who put up advertisements on the site to sell or rent their property and the ancillary businessmen like interior decorators, plumbers, electricians and others.

Speaking on the trend of buying property online, Bagchi of Indiahomes says, "Online purchase of real-estate will take some time as it is a very high-involvement purchase for consumers but online assisted sales are a popular option," he says. "Having said that, a lot of web assisted research has been noticed recently that comprises of more than 24-25 million searches, exclusively for real-estate queries," he adds.

While revenues earned from the sellers can range from Rs 50,000 and go up to any limit, the revenue from brokers and individual advertisers can range from start at Rs 5000 and Rs 900 respectively. According to revenues earned the sites classify developers in categories of A, A+, B+ and C+.

Another website, bestpropertydeals.co.in that started in 2009, would be entering the Kolkata market soon. "Our future plans involve offering our services to all Metro cities in India. Of course Kolkata is on the cards as it is one of the emerging markets for real estate dealings," said Raj Sharma, MD, Best Property Deals.

The website's clientele comprises primarily of people who are NRI, HNI and high income groups. The website has had customers from Europe, US and UAE as well.

Talking about profits Sharma said, "We have an agreement with a selected builder/developer, wherein there is a commitment of getting the builder a certain number of deals through our website, for which our company charges them 0.1 to 0.3 percent of the BSP(Basic sale price)."

The cost of making such websites starts from about Rs 5 lakhs and can even go up to crores.

HOW IT WORKS

"Online broking services work with a very high dependence on technology platforms including websites, call centres, back-end processes, real-time information updates. It is a very tight integration of human engagement with technology enablers," said Bagchi.

The difference between online realty broking and traditional ways, according to the experts, is the ease of information availability for the consumers.

The direct benifit of online deals, Sharma says, is that it saves the buyers time and money as they only need to log in to the website without any brokers and negotiation. "Depending on the type of response that we get for the listed project we negotiate for a better discount for the end users," said Sharma.

Apart from the no brokerage factor a few other services offered by such website are free document pickup and updating customers till the agreement finalises. Most builders predict a bright future for online property deals and thus, have their own websites for the purpose.

According to some, the cost factor too, had an important role to play. "A website does not only benefit the buyers, it also reduces the marketing cost down by 70 percent for the developers," said Raj Sharma from Best Property Deals "Compared to putting an advertisement in the newspaper or putting up a hoarding, reaching prospective people online is a lot cheaper. Mostly serious buyers would surf the net and go through websites for buying property. The search is, therefore, narrowed down to specific buyers. Viewing drawings, sending proposals and getting an artistic vision are done comfortably online than through other medium," said Kumar Shankar Bagchi, MD, Bengal Peerless.

Miss Universe 2012 Winner: Miss USA Olivia Culpo

LAS VEGAS (AP) — A 20-year-old Boston University sophomore and a self-described "cellist-nerd" brought the Miss Universe crown back to the United States for the first time in more than a decade when she won the televised contest Wednesday.



Olivia Culpo beat out 88 other beauty queens from six continents at the Planet Hollywood casino on the Las Vegas Strip to take the title from outgoing champion Leila Lopes of Angola.
Culpo wore a tight navy blue mini-dress with a sequined bodice as she walked on stage for the competition's opening number. Later in the night, she strutted in a purple and blue bikini, and donned a wintery red velvet gown with a plunging neckline.
Culpo's coronation ends a long losing spell for the U.S. in the competition co-owned by Donald Trump and NBC. An American had not won the Miss Universe title since Brook Lee won in 1997.
No one seemed more surprised than Culpo's family, who "looked at her like she had three heads" when told them she was entering the Miss Rhode Island contest last year, her father Peter recalled.
"We didn't know a thing about pageants," he said.
She won that contest in a rented $20 dress with a hole in it and then began working out, dieting, and studying current events on flashcards to compete for the Miss USA crown.
Culpo was good enough during preliminary Miss Universe contests to be chosen as one of 16 semifinalists who moved on to compete in the main show. Her bid lasted through swimsuit, evening wear, and interview competitions that saw cuts after each round.
She won over the judges even after tripping slightly during the evening gown competition. Telecasters pointed it out but also noted her poised recovery.
Moments before she won, Culpo was asked whether she had she had ever done something she regretted.
"I'd like to start off by saying that every experience no matter what it is, good or bad, you'll learn from it. That's just life," she said. "But something I've done I've regretted is probably picking on my siblings growing up, because you appreciate them so much more as you grow older."

Miss Philippines, Janine Tugonon, came in second, while Miss Venezuela, Irene Sofia Esser Quintero, placed third. All the contestants spent the past two weeks in Sin City, where they posed in hardhats at a hotel groundbreaking, took a painting lesson, and pranked hotel guests by hiding in their rooms.
After the show, Culpo appeared wearing a white gold crown atop her long brown hair and told a group of reporters she hoped to bring the country some good news in the wake of the deadly school shooting in Connecticut.
"It's such an honor to be representing the USA in an international beauty contest in spite of all the tragedy that's happened in this country lately," she said. "I really hope that this this will raise everybody's spirits a little."
The daughter of two professional musicians, Culpo grew up in Cranston and spent her summers at band camp. She has played the cello alongside world-renowned classical musician Yo-Yo Ma, and followed in her parents' footsteps with performances at Carnegie Hall in New York City.
Her father called her the "nerdiest" of her siblings, and her brother recalled that she was "really chubby and sort of weird when she was younger."
They speculated that the same single-mindedness that helped her master the cello in second grade propelled her rapid rise through the beauty pageant ranks.
With her promotion, Miss Maryland Nana Meriwether becomes the new Miss USA.
The Miss Universe pageant was back in Las Vegas this year after being held in Sao Paulo in 2011. It aired live on NBC and was streamed to more than 100 countries.
The panel of 10 judges included singer Cee Lo Green, "Iron Chef" star Masaharu Morimoto and Pablo Sandoval of the San Francisco Giants.
Asked on the red carpet whether he found playing in the World Series or judging the beauty pageant to be more difficult, Sandoval said both were hard.
As Miss Universe, Culpo will receive an undisclosed salary, a wardrobe fit for a queen, a limitless supply of beauty products, and a luxury apartment in New York City.

In the 182-member Assembly, the BJP had won 117 in the last elections in 2007 while Congress got 59. Fortunes changed for Congress in Himachal Pradesh, where it was projected as trailing the ruling BJP. At 10 am, the Congress was leading in 28 seats while the BJP was ahead in 20 in the 68-memmber Assembly. 'Others' led in four.

Chief Minister Narendra Modi was leading in Maninagar. Both the Pradesh Congress Committee chief and the its legislature party leader Arjun Modhwadia and Shaktisinh Gohil were trailing.

Congress spokesperson Abhishek Singhvi said the victory in Gujarat polls "makes Narenda Modi unstoppable in the BJP. He is very  important chief minister for BJP but that has nothing to do with his national acceptability".

The Congress, which had been hoping to unseat chief minister Narendra Modi, was ahead in 67 of the total 182 seats.

The Gujarat Parivartan Party (GPP) of former BJP chief minister Keshubhai Patel appeared to be on the winning track in three places.

"There is every indication that the BJP is coming back to power in Gujarat," asserted party spokesperson Nirmala Sitaraman.

No result had been declared yet, the officials said.

Before the vote count started across the state at 8 am, Modi confidant Amit Shah asserted that the BJP was sure to bag a two-thirds majority in the 182-member Gujarat assembly.

The GPP said the Congress should have allied with it.

GPP leader Gordhan Zadaphia said a GPP-Congress alliance could have ousted Modi, who has ruled Gujarat since 2001 and who tweeted Thursday in the run up to the vote count: "No need to look behind."

Gujarat Congress leader Ameeben Yagnik admitted: "We will have to work harder in Gujarat."

The BJP won 117 seats in 2007. Exit polls have predicted a massive win for the BJP in Gujarat.

Political pundits have said that a widely predicted Modi win -- the third time he would be taking the BJP to victory in Gujarat -- could have him playing a larger role in national politics.
